Terms of Use

These terms govern your use of propdex.ai and the Propdex advisory service. They are deliberately short. By joining our waitlist or using the service when it launches, you agree to them.

Who we are

Propdex Private Limited (UEN 202699899K) is a company incorporated in Singapore, with its registered address at 2 Venture Drive, #19-18, Vision Exchange, Singapore 608526. Contact: hello@propdex.ai.

The service

Propdex is an AI property advisory service for Singapore. Our aim is to make property easy for everyone. The service is pre-launch and will be available first on WhatsApp, with a web app to follow. Until launch, the website offers information about Propdex and a waitlist you can join.

Propdex draws on more than 360,000 official transaction records, including HDB resale data from data.gov.sg and URA private-market data. Every regulated figure we present — stamp duties, CPF usage limits, loan limits — is computed by a deterministic rules engine from versioned rules that cite official sources (IRAS, HDB, MAS, CPF Board). These figures are never guessed by a language model. We monitor regulatory changes, and each rule carries the date it took effect.

Information, not regulated advice

Propdex provides information and computed figures, not regulated professional advice. For example, when Propdex states that the Additional Buyer's Stamp Duty for a Singapore Citizen buying a second residential property is 20%, that figure is computed from rates published by IRAS, with the source cited.

Please understand what Propdex is not:

• Propdex is not a licensed estate agency and does not broker property transactions.
• Propdex is not a licensed financial adviser and does not provide financial advice regulated under Singapore law.
• Propdex is not a law firm and does not provide legal advice.

Where your situation calls for professional legal, tax, or financial advice, Propdex is not a substitute for it. If you ask, we can connect you with a licensed professional (CEA-registered) — but only when you explicitly request it.

Fees

Propdex is free for consumers, forever. Advice is never paid for, and we take no transaction commissions. You will never receive a bill from us for using the advisory service.

Acceptable use

Use Propdex for genuine, personal property questions. You agree not to:

• Use the service for any unlawful purpose, or to harass or deceive others.
• Attempt to probe, overload, scrape, or interfere with our systems.
• Resell, republish, or systematically extract our content or computed outputs without our written permission.
• Misrepresent Propdex outputs as professional legal, tax, or financial advice when presenting them to others.

We may suspend access where these terms are breached.

Intellectual property

The Propdex name, website content, rules engine, and service materials belong to Propdex Private Limited or its licensors. Official data and regulations remain the property of their respective government sources, which we cite. You may use Propdex outputs for your own personal purposes; you may not pass our service off as your own.

Liability

We work hard to keep our figures accurate and our rules current, and we cite our sources so you can check them. Even so, to the maximum extent permitted by Singapore law, Propdex Private Limited is not liable for losses arising from your use of, or reliance on, the service, including decisions to buy, sell, or finance property. Nothing in these terms excludes liability that cannot be excluded under Singapore law, including liability for fraud.

Changes to these terms

We may update these terms from time to time, including before and at launch. We will post the updated terms on propdex.ai with a new effective date. If you keep using the service after a change takes effect, the updated terms apply.

Governing law

These terms are governed by the laws of Singapore. Any dispute will be subject to the exclusive jurisdiction of the courts of Singapore.
